Oberlin Appliance Repair for Homes and Rentals
Oberlin's a college town about 44 minutes west of our Parma base. We fix fridges and laundry whether you own the place or rent it.
One discount per visit. Mention it when you book.
Most people picture the college and Tappan Square when they hear Oberlin. For us it's also a 31-mile drive from Parma, out past Elyria where Route 58 and Route 511 cross.
About four in ten Oberlin households rent, according to the Census. Add a campus of roughly 3,000 students and you get a lot of duplexes and converted houses where one washer serves a rotating cast of tenants. We work for whoever's paying, and we say up front who we'll send the bill to.
If you rent near campus
Call your landlord first. Most leases put appliance repair on the owner. You don't want to pay for a fix they'd have covered anyway. If they tell you to book us directly, give us their name and number so the quote goes to the right person.
Our write-up on who pays for rental appliance repairs covers the usual split. It's written for Cleveland, but Ohio landlord law doesn't change at the county line.
If you own the house or the rental
Half of Oberlin's homes date from 1969 or earlier. Plenty of them have a basement laundry and a fridge squeezed into a kitchen built for something narrower. We can fix a machine in place, so nobody's hauling a washer up old stairs between tenants.
Owners who live here year-round have a different worry, which is getting a decade or two more out of a good machine. Usually that's a part, not a purchase. Landlords with a few units can line up several repairs for one trip. Tell us the addresses when you call and we'll plan the route from Parma.
Softened city water and your washer
Oberlin was softening its water back in 1903, and the local heritage center calls that plant the first municipal lime-soda softener in America. The city still runs its own treatment plant on the Black River. By the city's own figure the finished water comes out around 9 grains per gallon.
That counts as moderately hard, which matters for anything that heats water. Scale slowly coats a dishwasher's heating element and a front-loader's heater. A rinse aid in the dishwasher helps a lot. So does measuring detergent instead of pouring by eye, since too much soap leaves residue that traps odor. Our article on hard water and appliances goes deeper.
Cloudy glasses that wipe clean are usually mineral film. Glasses that stay etched after washing are a different problem, often too much detergent.

Washer codes that show up in rentals
Shared and hand-me-down washers throw the same few codes over and over. Here's what they usually mean before you call anyone.
The drum didn't empty in time. Look for a sock in the pump filter behind the little front panel first. Still stuck? That's when we come out.
The lock didn't engage or won't release. A full reset sometimes clears it. Our F5E3 guide has the steps.
The washer tried to heat water and the check failed. Usually a heater or its sensor. The LG tE article explains it.
Not enough water came in. Make sure both taps behind the machine are open all the way before booking a visit.
Codes point at a circuit, not always at the broken part. We test before swapping anything, and you get the price first.
Checks worth doing between tenants
Summer turnover is when a landlord finds out what the last tenant never mentioned. Ten minutes per unit catches most of it.
- Run the dishwasher emptyLet it finish a short cycle, then open it. Standing water in the bottom means a clogged filter or a drain problem worth fixing before move-in.
- Put a thermometer in the fridgeLeave it on a middle shelf overnight. Anything above 40 degrees and the new tenant will be calling you within a week.
- Look behind the washerRubber fill hoses get brittle. If they bulge or crack near the ends, swap them for braided ones while the unit is empty.
- Feel the dryer exhaustRun it on high and put a hand by the outside flap. A weak, cool puff means lint is choking the duct somewhere.
Found something? Group the units into one call and we will quote each repair separately.

Do you come out to Oberlin from Parma?
We do. It's about 44 minutes each way and well inside our 50-mile area. Calling in the morning gives you the best chance at a visit the same day. Route 58 and Route 511 both bring us into town, so we can usually reach either end of 44074 without much backtracking.
I'm a student renter. Should I call you or my landlord?
Your landlord, in most cases. If they ask you to book us, we'll need their contact so they get the quote and the bill.
Can landlords schedule several Oberlin units in one trip?
Yes. Give us every address and what's wrong at each one. We'll plan the order so the technician isn't zigzagging across town. Summer, between leases, is the easiest time to get every unit checked at once.
Is Oberlin water hard on dishwashers?
The city softens it, but the finished water is still around 9 grains per gallon by the city's figure. That's moderate. Use rinse aid and keep the filter clean, and scale builds much slower.
What does an appliance repair cost in Oberlin?
It depends on the fault. After testing, the technician gives one number for parts plus labor. You decide whether to go ahead.
Do you fix stacked laundry in campus-area apartments?
Yes. Stacked washer-dryer pairs in a closet are common in converted houses. Tell us the closet width and whether the dryer sits on top, since lifting it off adds time.
My front-loader smells musty. Is that the water?
Usually not. Musty smells come from a damp door boot and leftover detergent. Leave the door cracked between loads, wipe the gasket fold and run a hot cleaning cycle once a month.
Which ZIP codes around Oberlin do you serve?
All of 44074, plus the neighbors. LaGrange uses 44050 and Amherst uses 44001. Grafton, a bit farther east, is 44044.
Add the 44074 address and say who owns the appliance. Expect a phone call with a proposed time.
We will call you shortly to confirm a time for your repair.
