Commercial Dryer Repair for Shared Laundry Rooms
Residents feeding a dryer twice for one load will let you know about it. We repair gas and electric commercial dryers for landlords, managers and local businesses.
Building dryers almost never quit overnight. They get lazy first. One week a load of jeans needs an extra fifteen minutes. The next week it needs a second run, and by then a few tenants have already called you about it.
We fix commercial dryers for apartment owners and property managers around Parma and Cleveland, and for restaurants or small businesses that dry their own linens. It works the same way for gas and electric models from Whirlpool or Maytag. You hear what broke and what it costs before anybody unscrews a panel.

Reading the symptom before we arrive
Nobody in the building will tell you the thermal fuse went. They'll say the thing runs cold, or that it bangs. Pass their words along and we'll work out which part it is.
Gas dryer? I'd bet on the igniter or the little coils on the gas valve. With electric ones it's usually a burned element, sometimes just a blown thermal fuse.
Nearly always airflow, honestly. Lint packs the duct or the hood outside, and the wet air just sits in the drum.
Rollers under the drum wear flat spots, or the idler pulley does. Let it go long enough and the belt gets replaced along with them.
Look at the breaker before anything else. After that it's the door switch, which wears out sooner than you'd think on a door opened a few hundred times a week.
Long vent runs and lint in multi-unit buildings
Apartment buildings are tough on dryer ducts. The laundry room tends to sit in the middle of the basement, so the duct snakes along the ceiling and turns a few corners before it finds an outside wall. Each bend slows the air down. Slow air drops lint on the way out.
And lint burns. Fire safety agencies keep telling owners to clean dryer ducts for that reason, and a machine running hot from morning to night only raises the stakes. If a heat fuse blew, we want to know why before a new one goes in.
Walk outside and look at the hood while you're at it. Building codes generally don't want a screen over a dryer exhaust, since lint mats on a screen in a few weeks. A flap stuck half open lets cold air in, birds too. One stuck shut traps everything.
Whoever cleans the building can empty the lint screens at the end of each day. Takes two minutes. The whole duct run needs a proper cleaning on a schedule, and sooner in a busy room.

Gas commercial dryers
Plenty of building dryers run on natural gas. An igniter glows orange and the valve opens to light the burner. If you see the glow and never get a flame, the valve coils have probably gone weak. Luckily that's a cheap part.
Smell gas around the dryer? Leave it off. Open a window and call the gas company first, and we come after that.
Electric commercial dryers
Electric dryers heat with a coil element on 240 volts. When half of the double breaker trips, the drum keeps turning and the air stays cold. That fools a lot of people.
Burned cord ends or a loose terminal block should get fixed early. For the washer standing next to it, see commercial washer repair.
Kitchen towels and grease in a business dryer
Salons and restaurants that dry their own towels load something extra into that drum. Kitchen rags keep some cooking oil even after a wash. Fire agencies warn that oily cloth can warm up and catch fire on its own in a pile, so don't leave a finished load packed in the dryer overnight.
Let the cool down run to the end and pull the towels out while they're warm. If the dryer keeps stopping before the cycle is done, take that seriously. We look at the safety thermostats and the vent before it goes back into use.
Before the technician gets to your building
- Pull the lint screenClean it, then shine a flashlight down the slot it came out of. Lint hides down there.
- Feel the outside hoodRun the dryer and hold your hand at the hood. You want a strong warm push. A weak puff means something's blocked along the way.
- Clear the backCarts and baskets behind the dryer have to go. The technician needs room to pull it out.
Other commercial equipment we repair
A broken dryer usually has a tired washer sitting right next to it. Mention the washer when you book and we'll leave time to check it too.

Do you offer emergency commercial washer and dryer repair?
We don't run a round the clock service. Our hours are 7 am to 11 pm on weekdays and Sundays. Phone before noon and we can often get there that day.
Where can I get commercial dryer repair near me?
Our technicians drive up to roughly 50 miles out from Parma. That reaches Cleveland to the north and Medina to the south.
Why does a commercial dryer need two cycles to dry a load?
Usually restricted airflow from lint in the duct or at the hood. A weak gas valve or a failing element can cause it too, which is what the technician tests.
Do you fix gas commercial dryers?
Yes. Gas models get an igniter check with a meter, and the valve coils are measured next. Safety thermostats come after that.
Why does our building dryer keep shutting off mid-cycle?
A high-limit thermostat is cutting the heat because the dryer runs too hot. That points back to a blocked vent in most buildings.
Is an older commercial dryer worth repairing?
Igniters and drum belts cost little next to a new commercial machine. A rusted drum or a failed motor on a tired unit is where we give you both numbers and let you choose.
Can you check the vent while you are there?
We check airflow at the dryer and at the outside hood and tell you where the restriction is. A long shared duct may need a duct cleaning company for the full run.
How can we tell if the dryer or the duct is the problem?
Slide the dryer out a foot and run it with the duct disconnected for a few minutes. If it suddenly dries in one cycle, the duct is the restriction. Put the duct back before anyone uses it again.
Is the repair covered by a warranty?
Yes, for 90 days on the parts and work we did.
